Don't N/A yourself out of a deal

On the Colorado contracts there is a definition that agents rarely pay attention to: Note: The abbreviation "N/A"or the word "Deleted" means not applicable and when inserted on any line in Dales and deadline means that the corresponding provision of the contract to which reference is made is deleted.

Just last week I was faxed a Counter proposal to any offer I had presented days prior. The agent just a few changes to the original contract, she thought.....

The first change was to change the legal address because of ownership issues.

 The second change the agent made was to type in N/A on every line under purchase price and terms.

  • The purchase price now says N/A
  • The Earnest money now says N/A
  • The new loan says N/A
  • The Assumption Balance says N/A
  • Cash at closing says N/a

After both the seller and buyer sign this document does that mean my buyer gets the property with out any money?  N/A!

To delete or not to delete, is there a question?

If you haven't read Jennifer Allens post : My-Four-Month-Anniversary you really should. In this post Jennifer gives 8 powerful points, on what does and doesn't work in the real estate biz.

"Point 6. Don't delete someone from your database because you never hear from them and think they don't like you. They probably like you fine; they're just busy living their own lives." 

I completely agree. While my business is nothing to emulate I would tell anyone just getting into the business don't delete. It's easy to say "well, I'll never hear from that person again" it may not be true. This is especially true when you are new and your confidence isn't what it should be. I'm continuously amazed at how many people I will hear from that I'm sure have dropped off the planet.

Example 1- a local agent. I've e-mailed him, dropped by his office, left notes and no communication back. Last week I finally got a hold of him and asked him why I hadn't heard from him in literally years. "I get all your e-mails, didn't know you needed my attention." OK, not the response I wanted but its good to know he does get my e-mails.

Example 2 - a woman that was part of a past networking group. Same thing, she is getting my e-mails and called to see a property I sent out via e-mail to hundreds of people.

Example 3 - I got a call from a potential listing from 2 ½ years ago. Now he wants to list with me! I still have his info.

Example 4 - Recently I went thru old files in the office. I took EVERY e-mail I could find and added it to my e-mail list. Surprise, of the hundreds I added a few are still looking for property. Time well spent!

The Colorado Association of Realtors

The Colorado Association of Realtors in the Active Rain house? Maybe more specifically Sally Arnold for CAR is looking around at this web 2.0 and networking stuff. Sally is presenting some information to a CAR committee and called me for more information.

Sally and I had a brief, but hopefully informative conversation about the benefits and pitfalls of blogging and how Active Rain and Localism works. While I'm hardly the source one should come to about this kind of SEO - Web 2.0 - internet networking stuff it was kinda cool that I was the one she found. Sally told me I was the one that kept popping up for Colorado. My respect for Kristal Kraft and Mariana Wagner is undying. In the Active Rain world and certainly in Colorado you should give these women a call. ‘Ya know, the techy types!

But gotta tell you I love the Active Rain community, the SEO stuff even though I really don't understand it, and blogging! Best wishes to Sally Arnold and her presentation to the committee.

Rye, Colorado: Just a few pictures!

Rye Colorado

 

The tiny town of Rye Colorado sits on highway 165 in the San Isabel forest. Once named Table Top Mountain the name was shortened to save the post master grief. A beautifully forested area, and home of the rediscovered Green Back Cut Throat Trout and Bishops Castle. The population of approx 200 swells with tourists in the summer months. While visiting the area go to Lake Isabel and Beckwith Reservoir, Camp, day hike or rent a cabin.

 

Homes in the area sell for between $25,000 for a converted cabin to $1.5 for something a little bit bigger. Just 35 miles south of the city of Pueblo but it feels like a totally different place.
