I can hear you breathing

Dear Reader,

I know you are reading my blog posts, and I appreciate it. How do I know you wonder? Because you e-mail me privately, call me on my cell phone or contact via Active Rain. And it's all good! Don't feel like you need to leave a comment, you don't.

You have e-mailed me to tell me that you have been reading for awhile, or that I'm the only link you can find about something specific in Southern Colorado. And some times you are somebody I'm e-mailing on a regular basis anyway and found my blog that way. The reason my e-mails have a link to my blog is because I want you to read more about me, what I'm doing or something real estate related.

And there are more of you out there that haven't contacted me at all. That's OK too. Keep reading, at some point you will feel compelled to contact me. That's what I'm here for. And I love hearing from you, I really do.

Pueblo Outlaws 2008 High School Rodeo

 Colorado Western Real Estate was a proud sponsor of the Pueblo Outlaws 2008 High School Rodeo the weekend of April 26-27 2008. I have to admit I had no idea of what I was watching. No doubt the cowboys in Heaven were yelling down "get that blonde outta there!"  

 

On more than one occasion I've remarked that I don't know one end of a cow from the other. My good friend George Souto will remind me that the end with the horns is the dangerous end, the other end is where we get milk.

 

 

The event was held at the Colorado State Fair Grounds in Pueblo CO. And in my opinion the cows being "cut" looked less than enthusiastic. Mostly it looked as if the high school kids were messing with their minds. And I was confused when it was announced that they would be bringing in "new" cows for the boys event. The first set of cows didn't look all that exhausted. But what do I know.

 

Anyway, the school kids seems to be happy to be there despite the cool weather. And I did pass out a few of my business cards!

Waiting for buyers to commit to where?

Several agents including Broker Bryant and Scott Daniels have written blog posts about not becoming a taxi service for potential real estate clients. And like other agents I try to qualify buyers, ask the right questions and make sure they have a pre-qual prior to gassing up my car and driving around all day. In fact I ask enough questions that my employing broker criticizes me for being to pushy. But with gas being what it is today, I feel like I've got to do a little research first and be prepared for everything.

 

 Three examples of recent buyers that recently fell threw:

1)Nice couple with a new baby have been contacting me on and off for a year. They had some credit issues but have it all cleaned up now and a pre-qual in hand. They have done plenty of internet searching and have a good idea of what they want and what they can afford.

The problem? They can live anywhere! They aren't tied to their jobs and there are way to many housing opportunities. Any where is a BIG place.

2)This couple is planning for the future. Where can they commute to work today and retire tomorrow? They can pay cash for a new home and based on years of being together have a good idea for what each wants in a new property.

The problem? Deciding to downsize and still be reasonable with their needs and wants. Again way to many housing opportunities.

3) A friend of a friend of a friend of mine. A mature single woman with a live in companion. The house will be in her name only because his credit isn't what it should be. She is excited about buying her FIRST house and the loan process has started. She has a practical eye and no need for excess or frills.

The problem? The boyfriend is imposing his wants and needs on my buyer. She and I will go out and find a place she likes only to get vetoed by the boyfriend later. After all there is a better place just down the road - right?

I've got a couple of buyers as well with cold feet. They asked me to draw up the papers and make the offer. Now that it has come down to brass tacks they got cold feet. I'm sitting in my office this minute only because I'm waiting for two( 2, too, to) offers to get faxed back. And while I'm waiting the acceptance dates have come and gone.

Riding the currents, I'm not dead yet!

Some people have been asking me where I've been lately. Thank you for asking! The last 2 ½ months have been tough on me. I'm not usually one to complain because after all, complaining doesn't get you anywhere now does it? But if you read my post No April Fools Joke you have a small taste of what I've been up against. And thank goodness and the Colorado Bureau of Investigation, that's over with for now.

But I also had my lap top computer backed over by a car. Don't ask - it's a ridiculous story. My 94 year old grandmother has been diagnosed with liver cancer and given 6-12 months to live. (which is more than we knew before) And anybody who has turned on the TV, radio or picked up a newspaper knows the real estate business has been tough lately with little hope of getting better soon.

So I've been trying not to let all of this get to me, but in a small way it has been getting to me.  

But I'm not one to let an opportunity to laugh at myself pass. This morning my cell phone battery was dead and I ran out to the car to get the plug in charger to charge it up as I got ready for work. And what did I see in front of my house? Buzzards sunning themselves! Seriously, I'm not dead meat yet!

Florence Colorado : Sumo Golf Course
