Real Estate Hunting

 My father (Skip) use to like to hunt. As a little kid and even as a young adult I really didn't understand the appeal. Skip use to bring things home and butcher them in the garage. We would end up with a freezer full of meat wrapped in white paper with hand written labels identifying the contents. What I learned later was that it wasn't the trophy Skip was after, it was the day. He loved getting up early, taking a travel trailer out to some place off the beaten path and taking a walk. The descriptions of how his weekend went were almost poetic. Seeing his breath in the cool morning air, the sunrise, the deep grass or the steep hill he climbed. It was the whole experience, the journey not the destination that mattered.

For me selling real estate is much the same way. It's the discovery of a new type of house, a new neighborhood and the buyers or sellers I'm working with. I try not to talk to much, let the people I'm with talk to me. If you listen, you can hear many unspoken things. It the experience, the senses that you find interesting when you walk onto a property. It's the give and take, it's the journey I find appealing. OK the destination is a very nice perk.

Today I took out some people who found me in the Rain. They drove for days, hauled a trailer and hunted for places to stay every night. Together we went out on the hunt. They had a list of houses they wanted to see found on the internet. But what we discovered for them was a new journey as well as a destination. A new way of life and the joy of finding something new, the life yet to come.

 This was also part of our journey today. This house had approx 20 trophies on the walls.

The single female segment of the homebuyer population accounted for 18% of all homebuyers in 2004. Single women purchased approximately one in five homes in 2003, while more than one in ten were purchased by single men. More women (15.5 million) than men (11.8 million) lived alone. Among these, women were more likely than men to own their homes (56% vs. 47%). About one-quarter of the nation's nearly eight million single mothers spend more than half of their incomes on housing, compared with one-tenth of households headed by single fathers. Over the time period of 1994-2002, the number of unmarried females owning homes climbed from 13.9 million to 17.5 million.

Custer County Colorado

 Custer County Colorado is home to cattle ranches and approx 3500 people. The historical town of Silvercliff amed for the Silver Rush of Colorado.

Today small towns in the county consist of Rosita, Westcliffe, Eastcliffe and Bull Domingo. The area was named for George Armstrong Custer. Main street offers visitors a bowling alley, real estate offices, antique stores, bed and breakfast and restaurants.

Sales in Pueblo / May and June 2007

 Market reports can be a little boring, but they do shed a real light on what is happening in real estate around the area. The following information is from May 1, 2004 - June 19, 2007 for all of the Pueblo Area including the Arkansas Valley.

456 Single Family Homes Sold / the lowest $6,500 / highest $618,000

Median list price $122,250 Average list price $133,451

Median sold price $120,000 Average sold price $129,961

List vs Sold percent Average 95.9%

List vs Sold percent Median 98.08% DOM 94.5

These numbers could be interpreted numerous ways. But they do tell us that properly priced homes are selling for near the asking price. These numbers also tell us that homes are selling despite what the news tells us about a slow market. From personal experience I know that sellers with properly priced homes are getting close to their asking price in approx 3 months. And buyers who hesitate are losing their first choice for a home.

 As an independent business owner I know that I rely a lot on professionals to help me. One of these people I lean on is Christie at Signs of the Time in Pueblo. Sunshine House in Westcliffe, Colorado

 Colorado has an average of 333 days of sunshine every year. Our climate is ideal for anybody who is interested in either passive or active solar in their home. This house is in Dilley Ranch in Westcliffe Colorado not far from Rosita. Notice how the house is at the base of the mountain. The house is bermed into the mountain.

 

 

 

 Bermed into the mountain side to help control temperature extremes. This picture is the retaining wall and the roof meeting at the back of the house / berm. The entire house has stained concrete floors for thermal  or solar mass. Concrete holds heat and releases it slowly. So in the winter when the sun in low the floors absorb the heat and help keep the house at a consistant temp.

 

 

 

 Oriented to the south for solar gain in the winter and comfort in the summer. Today was a very warm day in the high 80's this vacant house was a comfortable 70 degrees. The large windows facing due south service multiple purpose, comfort and VIEWS!

The B Street Bash and Crime Stoppers Pueblo

 Every Friday night in June the local Pueblo Crime Stoppers sponsors a street festival. Tonight the band was the country band Triple Nickel. The B Street Bash is set up in front of the Union Depot on B Street between Union and Victoria Streets. People are encouraged to dance and have fun.

 

 

 

 Some of the people there tonight were Lance Hill owner, builder and general contractor from Bella Casa, Diane Van Buskirk from Country Wide Mortgages and Tony Garcia.

Pueblos Own - Grays Coors Tavern, Community, Birthdays, Food!

A local Pueblo landmark, Greys Coors Tavern sits downtown on 4th street. The emphasis at this favorite place is the food and the community. Well known for it's "Sloppers" and singing "happy birthday backwards." For those not in the know "Sloppers" are topless burgers served in a bowl covered in green chilli, cheese, onions and fries.

 If you are like my friend Patty, you get sung to by the owners. They stood with their backs to us (Happy Birthday backwards!) Patty was joined by Pam Beehm from New Image Drywall, Pam Simmons from Allied Building Supply, Donna Phillips and Dena Stevens from Colorado Western Real Estate.
